- Myth: It is never good to accept the first offer. That simply is not true! Sometimes the first offer is the BEST offer because the Buyer/Buyer’s Agent were ready, willing and eager to see the house and write an offer as soon as it hit the market; and most will submit their “highest and best” the first time around because of the stiff competition out there now.
- Myth:
The highest offer is the best offer.
Again, not true. The OVERALL
contract, which includes both price and terms needs to be considered when
choosing the best one for the Seller. This includes, but is not limited to:
- Price
- Financing (& financing terms) vs. cash
- Buyer’s down payment
- Earnest and option money offered
- Option period
- Closing date - Myth: Selling your house yourself will save you money. WRONG! A REALTOR® can guide you through the many steps that are involved in selling. - Myth: Your house will sell for as much as your neighbor’s. It could actually sell for more…OR less. Home values are determined by what other comparable homes sold for based on condition (upgrades, wear and tear, features and benefits) as well as location within the community.
- Myth: Your remodeling projects will bring you more money. This depends on what you’ve done! Kitchen and bath remodels typically will garner more money if they are done properly. However, obvious DIY projects can sometimes lower your value! Also-an expensive pool and outdoor living area may be nice for you, but a buyer who doesn’t necessarily want/need that space may not think that it is worth much extra. So, bottom line: use professionals when remodeling, and do them for YOU while you’re still living there to enjoy. The most important things when selling are cleanliness, no deferred maintenance and “updates” such and new paint and carpet.
