Are you thinking about selling your home in 2018? Now is the time to get it ready for an early Spring sale! Preparing your house for the market takes a bit of time and strategic planning… here is a timeline to follow:
First week in January or February: clean out your closets, attics, drawers, garages, pantries and anyplace else that tends to gather “stuff” over time. A great motto to follow is to either save, pack, donate or toss!
2nd week in January or February: Contact a REALTOR® to come over and evaluate your situation… then hire one! Your REALTOR® can give you guidance on what repairs and updates/improvements need to be done to sell quickly and for the most money! A professional inspection is always recommended as well to uncover “unseen” issues.
Immediately after consultation with your Real Estate Professional, arrange for repairs and improvements to be done and continue to declutter and start packing; typically, over ½ of your belongings need to be stored and put away prior to staging the home.
“Coming Soon” sign goes up to start gaining interest on the property!
By the 3rd or 4th week after your repairs, updates and packing are done, your home should be ready to stage and a final list price should be agreed upon.
Your REALTOR® then needs a few days to get professional photographs taken (and possibly a video shot) for flyers, MLS and other various marketing channels.
First week in February or March, your home should be ready to officially “hit” the market! Preferably on a Friday, when it will be fresh for new Buyers to look at over the weekend! The “For Sale” sign and brochure box go up now… Also, we at Castle Hills Real Estate have business card flyers made with details of the home (such as address, price, square footage, number of bedrooms, and Open House date, along with a photo of the front) and we walk the neighborhood to pass them out in person and personally invite your neighbors to the upcoming Open House. (It’s amazing just how many neighbors will show up; AND they won’t take all the slick flyers from the brochure box because they already have the information they want!)
First Saturday after the home hits the market, it is time to hold an Open House!
By the following day (Sunday) or perhaps the next day (Monday if there are several offers), your REALTOR® should present all offers and help you evaluate which one you should accept.
30-45 days later, depending on if you have a cash Buyer or one who is financing (& what type of financing) you should be able to close!
Does this sound too good to be true? It’s NOT. The real estate market throughout the US, and especially in North Texas, is very hot due to a low inventory of houses and a huge influx of people moving here! But you still need to listen to your Real Estate Professional and do what they suggest… sticking with a timeline… to sell your house quickly for the most money. Good luck!
